The depreciation schedule is normally produced by a qualified Quantity Surveyor who inspects the investment property to determine the original build cost or capital works (division 43) and the share of the plant and equipment (division 40). Most residential and commercial properties (as determined by the ATO) have a life span for the capital works of 40 years which is the bricks and mortar while the plant and equipment varies but is on average 10 years. Its important to note that the land component is not deductible and does not form part of the report.
